“Economic fundamentals underpinning our market for home buyers and sellers remain strong. Today’s market conditions are largely the result of the mortgage stress test that the federal government imposed at the beginning of last year,” Moore said. “This measure, coupled with an increase in mortgage rates, took away as much as 25 per cent of purchasing power from many home buyers trying to enter the market.”

The Vancouver Real Estate Market Report January 2019 in Metro Vancouver, sales were 36.3% below the 10-year January sale average. The sales-to-active listings ratio for January 2019 in Vancouver was 10.2%. By property type, Detached Homes: 6.8%, Townhouses: 11.9%, and Condos: 13.6%. Analysts suggest downward pressure on home prices occur when the ratio falls below the 12% mark for a sustained period. And an upward pressure when it remains over 20%.

Total number of properties listed for sale in January 2019 reached 10,808 on the MLS in Metro Vancouver. The MLS saw a increase of 55.6% compared to January 2018 (6,947) and a 5.2% decrease compared to December 2018 (10,275).

Townhouses in Vancouver median sales price $895,000 down 20.8% from a year ago.  Detached Homes in Vancouver median sales price is $1,703,000 down 23.8% from a year ago. Total January 2019 inventory: Vancouver Condos 1,533 up 82.3% from a year ago. Townhouses 257 up 36.7% from a year ago, and detached homes 1,388 down 1.8% from a year ago.  The average time a Vancouver property was on the market is 48 days, up 41.2% from a year ago.

Home Price Index*?

The MLS® Home Price Index is modelled on the Consumer Price Index which measures the rate of price change for a basket of goods and services including food, clothing, shelter, and transportation.

Instead of measuring goods and services, the HPI measures the change in the price of housing features. Thus, the HPI measures typical, pure price change (inflation or deflation).

Not Your ‘Average’ Price

The HPI benchmarks represent the price of a typical property within each market. The HPI takes into consideration what averages and medians do not – items such as lot size, age, number of rooms, etc. These features become the composite of the ‘typical house’ in a given area.

Each month’s sales determine the current prices paid for bedrooms, bathrooms, fireplaces, etc. and apply those new values to the ‘typical’ house model.
