“Government policy continues to hinder home sale activity. The federal government’s mortgage stress test has reduced buyers’ purchasing power by about 20 per cent, which is causing people at the entry-level side of the market to struggle to secure financing,” Ashley Smith, REBGV president said. “Suppressing housing activity through government policy not only reduces home sales, it harms the job market, economic growth and creates pent-up demand.”

The Vancouver Real Estate Market Report April 2019 in Metro Vancouver, sales were 43.1% below the 10-year April sales average. The sales-to-active listings ratio for April 2019 in Vancouver was 12.7%. By property type, Detached Homes: 9.4%, Townhouses: 15.4%, and Condos: 15.3%. Analysts suggest downward pressure on home prices occur when the ratio falls below the 12% mark for a sustained period. And an upward pressure when it remains over 20%.

Total number of properties listed for sale in April 2019 reached 14,357 on the MLS in Metro Vancouver. The MLS saw a increase of 46.2% compared to April 2018 (9,822) and a 12.4% increase compared to March 2019 (12,774).

A Look at the Vancouver Housing Stats

Your Vancouver Real Estate Market Report April 2019 median sales price of Condos in Vancouver is at $650,500 down 17.1% from a year ago. Townhouses in Vancouver median sales price $986,250 down 13.2% from a year ago.  Detached Homes in Vancouver median sales price is $1,915,925 down 0.5% from a year ago. Total April 2019 inventory: Vancouver Condos 2,212 up 75.6% from a year ago. Townhouses 381 up 41.1% from a year ago, and detached homes 1,516 down 14.2% from a year ago.  The average time a Vancouver property was on the market is 32 days, up 33.3% from a year ago.

Home Price Index*?

The MLS® Home Price Index is modelled on the Consumer Price Index which measures the rate of price change for a basket of goods and services including food, clothing, shelter, and transportation.

Instead of measuring goods and services, the HPI measures the change in the price of housing features. Thus, the HPI measures typical, pure price change (inflation or deflation).

Not Your ‘Average’ Price

The HPI benchmarks represent the price of a typical property within each market. The HPI takes into consideration what averages and medians do not – items such as lot size, age, number of rooms, etc. These features become the composite of the ‘typical house’ in a given area.

Each month’s sales determine the current prices paid for bedrooms, bathrooms, fireplaces, etc. and apply those new values to the ‘typical’ house model.
