				<div class="et_pb_text_inner"><p>In a recent article by Vancouver Sun columnist &#8211; Douglas Todd, he cites: <strong>“</strong>Vancouver realtor&#8217;s advice on &#8216;how to avoid foreign-buyers tax&#8217; points to larger problem<strong>”. </strong></p>
<p><strong></strong></p>
<p>In it, he refers to an older blog post from 2016 I had written regarding advice on <a href="https://vancouverhomeliving.ca/avoid-foreign-buyers-tax-bc/">“how to avoid the foreign-buyers tax”</a>. He goes on to say that it  “…is a sign of how difficult it is to track foreign ownership” and “offers foreign nationals a wide variety of strategies for circumventing B.C.’s 20 per cent foreign-buyers tax on residential dwellings.”</p>
<p>&nbsp;</p>
<p>Herein lies the problem, and why this article paints a bended truth, making villains of a profession for all buyers and sellers…</p>
<p>&nbsp;</p>
<p>A fact that Douglas Todd very easily overlooked and didn&#8217;t quote, backed by the BC goverment website. *FACTS* <strong>In 2021, 1% of all residential real estate transactions in the Metro Vancouver area were from a foreign buyer</strong>. Hmmmm&#8230; are foreigners  pushing up prices or are there other economy drivers  (Canadians??) which are doing this? Lets get to the whole truth Douglas Todd&#8230; makes my written article from 2016, almost non existant.</p>
<p>&nbsp;</p>
<p>Vancouver is a wellspring of nationals. We pride ourselves in being a diverse community – home to people from around the globe. Whether their intentions are pure in buying real estate in Vancouver or the surrounding areas, or they are truly seeking a “loophole” – as Todd suggests, is entirely in their arena of choice.</p>
<p>&nbsp;</p>
<p>As a Vancouver realtor with nearly 2-decades in the business, I pride myself in the understanding of the ever-changing landscape of buying real estate in BC – both locally and for those abroad, as well as securing homes for single professionals, families, and expats alike to call home.</p>
<p>&nbsp;</p>
<p>By no means was my article intended to be a part of the real estate concerns in Vancouver, with the known reality of limited or unaffordable housing for the Canadian residents who live here. On the contrary. It was an honest piece of how the system works. One that I neither am a part in making, nor is it my call to discriminate on who buys real estate in a city that has exploded worldwide in popularity.</p>
<p>&nbsp;</p>
<p>We, as the working class, can all appreciate the cost of living in Vancouver. We can also appreciate the beauty we’re surrounded by and the diversity therein. It is this beauty, along with said diversity, that brings us to this Pacific Northwest shoreline. It has us enduring the high cost of living and what keeps us local; because we live in one of the most beautiful places in the world where we feel, largely – accepted, inspired, and at home.</p>
<p>&nbsp;</p>
<p>My care is for my community firstly. But as mentioned also in the article: “The federal Liberals’ parliamentary secretary for housing, Adam Vaughan, recently lamented this country is <a href="https://vancouversun.com/opinion/columnists/douglas-todd-canadian-real-estate-market-better-for-foreign-investors-than-locals-admits-housing-secretary">“a very safe market for foreign investment</a>, but not a great market for Canadians looking for choices around housing.”. This is something, as a Vancouver Realtor, I have no control over, and is an issue beyond my scope of influence.</p>
<p>&nbsp;</p>
<p>However, what I do have influence over, is helping those who wish to invest in purchasing a condo as a single professional in Vancouver, or their well-deserved retirement space in Fort Langley, or an ‘within financial reach’ family townhouse in Burnaby. It is my job to help people make their dreams of purchasing property in Vancouver, and the surrounding communities, a reality. One I still consistently manage to do outside of foreign buying power.</p>
<p>&nbsp;</p>
<p>The Canadian dream, although inflated in Vancouver, may be costly – but it is still attainable when hiring a real estate agent who is well-versed in both the foreign tax “loopholes”, as well as the affordable places that are still in reach for single professionals, families and retirees alike.</p>

<p>The Vancouver Real Estate Market Report June 2020 in Metro Vancouver, reported sales in June 2020 wer 21.9% below the 10 year June sales average. The sales-to-active listings ratio for June 2020 in Vancouver was 21.4%. By property type, Detached Homes: 19.9%, Townhouses: 25.2%, and Condos: 21.3%. Analysts suggest downward pressure on home prices occur when the ratio falls below the 12% mark for a sustained period. And an upward pressure when it remains over 20%.</p>
<p>&nbsp;</p>
<p>Total number of properties listed for sale in June 2020 reached 11,424 on the MLS in Metro Vancouver. The MLS saw a decrease of 23.7% compared to June 2019 (14,968) and a 15.1% increase compared to May 2020 (9,927).</p></div>

<p>Your Vancouver Real Estate Market Report June 2020 median sales price of <a href="https://vancouverhomeliving.ca/median-prices-vancouver-condos" style="font-size: 15px;">Condos in Vancouver</a><span style="font-size: 15px;"> is at $836,164 up 4.6% from a year ago. </span><a href="https://vancouverhomeliving.ca/median-vancouver-townhouse-prices" style="font-size: 15px;">Townhouses in Vancouver</a><span style="font-size: 15px;"> median sales price $1,194,556 up 17% from a year ago.  </span><a href="https://vancouverhomeliving.ca/median-prices-vancouver-detached-single-family-homes" style="font-size: 15px;">Detached Homes in Vancouver</a><span style="font-size: 15px;"> median sales price is $2,378,286 up 7.9% from a year ago. Total June 2020</span><span style="font-size: 15px;"> inventory: Vancouver Condos 1,930 down 17.1% from a year ago. Vancouver Townhouses 283 down 30.6% from a year ago, and Vancouver Detached Homes 935 down 37.9% from a year ago.  The average time a Vancouver property was on the market is 30 days, down 16.7% from a year ago.</span></p>

<p>The Vancouver Real Estate Market Report May 2020 in Metro Vancouver, reported sales in May 2020 wer 54.4% below the 10 year May sales average. The sales-to-active listings ratio for May 2020 in Vancouver was 15.1%. By property type, Detached Homes: 13.2%, Townhouses: 18.5%, and Condos: 15.6%. Analysts suggest downward pressure on home prices occur when the ratio falls below the 12% mark for a sustained period. And an upward pressure when it remains over 20%.</p>

<p>Total number of properties listed for sale in May 2020 reached 9,927 on the MLS in Metro Vancouver. The MLS saw a decrease of 32.4% compared to May 2019 (14,685) and a 5.7% increase compared to April 2020 (9,389).</p></div>

<p>Your Vancouver Real Estate Market Report May 2020 median sales price of <a href="https://vancouverhomeliving.ca/median-prices-vancouver-condos" style="font-size: 15px;">Condos in Vancouver</a><span style="font-size: 15px;"> is at $689,000 up 5.2% from a year ago. </span><a href="https://vancouverhomeliving.ca/median-vancouver-townhouse-prices" style="font-size: 15px;">Townhouses in Vancouver</a><span style="font-size: 15px;"> median sales price $1,127,500 up 12.8% from a year ago.  </span><a href="https://vancouverhomeliving.ca/median-prices-vancouver-detached-single-family-homes" style="font-size: 15px;">Detached Homes in Vancouver</a><span style="font-size: 15px;"> median sales price is $1,975,000 up 18.8% from a year ago. Total May 2020</span><span style="font-size: 15px;"> inventory: Vancouver Condos 1,632 down 30.3% from a year ago. Townhouses 249 down 39.6% from a year ago, and detached homes 878 down 42.0% from a year ago.  The average time a Vancouver property was on the market is 46 days, up 7% from a year ago.</span></p>

<p>The Vancouver Real Estate Market Report March 2020 in Metro Vancouver, reported sales in March 2020 was 19.9% below the 10 year March sales average. The sales-to-active listings ratio for March 2020 in Vancouver was 29.0%. By property type, Detached Homes: 24.3%, Townhouses: 29.3%, and Condos: 31.3%. Analysts suggest downward pressure on home prices occur when the ratio falls below the 12% mark for a sustained period. And an upward pressure when it remains over 20%.</p>

<p>Total number of properties listed for sale in March 2020 reached 9,606 on the MLS in Metro Vancouver. The MLS saw a decrease of 24.8% compared to March 2019 (12,774) and a 4.5% increase compared to February 2020 (9,195).</p></div>

<p>The Vancouver Real Estate Market Report February 2020 in Metro Vancouver, reported sales in February 2020 was 7.3% below the 10 year February sales average. The sales-to-active listings ratio for February 2020 in Vancouver was 17.8%. By property type, Detached Homes: 9.7%, Townhouses: 17.7%, and Condos: 23.6%. Analysts suggest downward pressure on home prices occur when the ratio falls below the 12% mark for a sustained period. And an upward pressure when it remains over 20%.</p>

<p>Total number of properties listed for sale in February 2020 reached 8,617 on the MLS in Metro Vancouver. The MLS saw a decrease of 20.3% compared to February 2019 (10,808) and a 0.2% decrease compared to January 2020 (8,603).</p></div>

<p>Your Vancouver Real Estate Market Report February 2020 median sales price of <a href="https://vancouverhomeliving.ca/median-prices-vancouver-condos" style="font-size: 15px;">Condos in Vancouver</a><span style="font-size: 15px;"> is at $723,000 up 3.5% from a year ago. </span><a href="https://vancouverhomeliving.ca/median-vancouver-townhouse-prices" style="font-size: 15px;">Townhouses in Vancouver</a><span style="font-size: 15px;"> median sales price $950,000 down 3.1% from a year ago.  </span><a href="https://vancouverhomeliving.ca/median-prices-vancouver-detached-single-family-homes" style="font-size: 15px;">Detached Homes in Vancouver</a><span style="font-size: 15px;"> median sales price is $1,775,000 up 4.4% from a year ago. Total February 2020</span><span style="font-size: 15px;"> inventory: Vancouver Condos 1,350 down 23.8% from a year ago. Townhouses 255 down 13.3% from a year ago, and detached homes 949 down 30.6% from a year ago.  The average time a Vancouver property was on the market is 33 days, down 5.7% from a year ago.</span></p>

<p>The Vancouver Real Estate Market Report January 2020 in Metro Vancouver, reported sales in January 2020 was 7.3% below the 10 year January sales average. The sales-to-active listings ratio for January 2020 in Vancouver was 17.8%. By property type, Detached Homes: 9.7%, Townhouses: 17.7%, and Condos: 23.6%. Analysts suggest downward pressure on home prices occur when the ratio falls below the 12% mark for a sustained period. And an upward pressure when it remains over 20%.</p>

<p>Total number of properties listed for sale in January 2020 reached 8,617 on the MLS in Metro Vancouver. The MLS saw a decrease of 20.3% compared to January 2019 (10,808) and a 0.2% decrease compared to December 2019 (8,603).</div>

<p>Your Vancouver Real Estate Market Report January 2020 median sales price of <a href="https://vancouverhomeliving.ca/median-prices-vancouver-condos" style="font-size: 15px;">Condos in Vancouver</a><span style="font-size: 15px;"> is at $700,000 up 1.4% from a year ago. </span><a href="https://vancouverhomeliving.ca/median-vancouver-townhouse-prices" style="font-size: 15px;">Townhouses in Vancouver</a><span style="font-size: 15px;"> median sales price $1,324,762 up 49.3% from a year ago.  </span><a href="https://vancouverhomeliving.ca/median-prices-vancouver-detached-single-family-homes" style="font-size: 15px;">Detached Homes in Vancouver</a><span style="font-size: 15px;"> median sales price is $2,050,000 up 20.7% from a year ago. Total January 2020</span><span style="font-size: 15px;"> inventory: Vancouver Condos 1,227 down 23.3% from a year ago. Townhouses 226 down 13.7% from a year ago, and detached homes 921 down 30.3% from a year ago.  The average time a Vancouver property was on the market is 47 days, down 2.1% from a year ago.</span></p>

<p>The Vancouver Real Estate Market Report December 2019 in Metro Vancouver, reported sales in 2019, increased 3% from 2018. The sales-to-active listings ratio for December 2019 in Vancouver was 24.6%. By property type, Detached Homes: 15.4%, Townhouses: 21.5%, and Condos: 36.1%. Analysts suggest downward pressure on home prices occur when the ratio falls below the 12% mark for a sustained period. And an upward pressure when it remains over 20%.</p>

<p>Total number of properties listed for sale in December 2019 reached 8,603 on the MLS in Metro Vancouver. The MLS saw a decrease of 16.3% compared to December 2018 (10,275) and a 20.1% decrease compared to November 2019 (10,770).</p></div>

<p>Your Vancouver Real Estate Market Report December 2019 median sales price of <a href="https://vancouverhomeliving.ca/median-prices-vancouver-condos" style="font-size: 15px;">Condos in Vancouver</a><span style="font-size: 15px;"> is at $708,500 up 4.2% from a year ago. </span><a href="https://vancouverhomeliving.ca/median-vancouver-townhouse-prices" style="font-size: 15px;">Townhouses in Vancouver</a><span style="font-size: 15px;"> median sales price $1,036,000 up 1.1% from a year ago.  </span><a href="https://vancouverhomeliving.ca/median-prices-vancouver-detached-single-family-homes" style="font-size: 15px;">Detached Homes in Vancouver</a><span style="font-size: 15px;"> median sales price is $1,860,000 down 7% from a year ago. Total December 2019</span><span style="font-size: 15px;"> inventory: Vancouver Condos 1,132 down 21.8% from a year ago. Townhouses 219 down 3.1% from a year ago, and detached homes 866 down 26.5% from a year ago.  The average time a Vancouver property was on the market is 47 days, up 9.3% from a year ago.</span></p>

The Vancouver Real Estate Market Report November 2019 in Metro Vancouver, sales were 4% above the 10-year <strong>November</strong> sales average. The sales-to-active listings ratio for <strong>November</strong> 2019 in <strong>Vancouver</strong> was 23.2%. By property type, <strong>Detached</strong> Homes: 14.7%, <strong>Townhouses</strong>: 23.2%, and <strong>Condos</strong>: 29.9%. Analysts suggest downward pressure on home prices occur when the ratio falls below the 12% mark for a sustained period. And an upward pressure when it remains over 20%.

Total number of properties listed for sale in <strong>November 2019</strong> reached 10,770 on the MLS in Metro Vancouver. The MLS saw a decrease of 12% compared to <em>November 2018</em> (12,307) and a 12% decrease compared to <em>October 2019</em> (12,236).</div>

Your Vancouver Real Estate Market Report November 2019 median sales price of </span><a href="https://vancouverhomeliving.ca/median-prices-vancouver-condos" style="font-size: 15px;">Condos in Vancouver</a><span style="font-size: 15px;"> is at $715,000 up 3.2% from a year ago. </span><a href="https://vancouverhomeliving.ca/median-vancouver-townhouse-prices" style="font-size: 15px;">Townhouses in Vancouver</a><span style="font-size: 15px;"> median sales price $995,000 up 7.1% from a year ago.  </span><a href="https://vancouverhomeliving.ca/median-prices-vancouver-detached-single-family-homes" style="font-size: 15px;">Detached Homes in Vancouver</a><span style="font-size: 15px;"> median sales price is $1,740,500 down 8.1% from a year ago. Total </span><strong style="font-size: 15px;">November 2019</strong><span style="font-size: 15px;"> inventory: Vancouver Condos 1,503 down 20.9% from a year ago. Townhouses 289 down 8.3% from a year ago, and detached homes 1,182 down 26.4% from a year ago.  The average time a Vancouver property was on the market is 41 days, up 10.8% from a year ago.</span>

<p>The Vancouver Real Estate Market Report October 2019 in Metro Vancouver, sales were 9.8% above the 10-year <strong>October</strong> sales average. The sales-to-active listings ratio for <strong>October</strong> 2019 in <strong>Vancouver</strong> was 23.8%. By property type, <strong>Detached</strong> Homes: 14.8%, <strong>Townhouses</strong>: 24%, and <strong>Condos</strong>: 30.5%. Analysts suggest downward pressure on home prices occur when the ratio falls below the 12% mark for a sustained period. And an upward pressure when it remains over 20%.</p>
<p>Total number of properties listed for sale in <strong>October 2019</strong> reached 12,236 on the MLS in Metro Vancouver. The MLS saw a decrease of 5.8% compared to <em>October 2018</em> (12,984) and a 9% decrease compared to <em>September 2019</em> (13,439).</p></div>

Total </span><strong style="font-size: 15px;">October 2019</strong><span style="font-size: 15px;"> inventory: Vancouver Condos 1,730 down 11.2% from a year ago.
